Why Buy a Home in Las Vegas?
Is it worth buying a home in Las Vegas? Will I get a good return for my investment? These are all common questions people ask me. After experiencing a boom in Las Vegas real estate for the past several months, things are starting to level off a bit. After the pandemic people felt a sense of urgency to purchase a home, at the same time, sellers were reluctant to move and were content to "wait and see". As a result, there was a shortage of inventory, prices continued to rise and favorable interest rates made it possible for buyers to purchase.
It's apparent over the last while that all good things come to an end. Interest rates have inched their way up to +6%. In June, average home prices began to drop and have continued to do so, but they are still higher than past years. On the plus side, more Las Vegas homeowners have decided it's a good time to list, and now buyers have a wider choice of inventory.
On average, Las Vegas homes are remaining on the market less than a month before selling and sellers are getting very close to their asking price, in some cases higher.
In spite of these changes in the market, Las Vegas remains a great spot for a home or investment property. Average property taxes in Nevada are among the lowest in the United States. Increases to annual taxes are capped at a maximum of 3%, and most districts haven't had an increase in the past 3 years.

Deciding where to buy a home is a very personal decision. You might be looking for a walkable neighborhood, a community close to a particular school, maybe a specific retirement neighborhood, or even a lakefront home.
