It makes a heart warm to see all those "plus signs" in our Las Vegas real estate reports for July 2020. This was a record month, especially for home sales. But what really gets me excited is that people are starting to resume their lives and getting back to a sense of normalcy. We're seeing old habits emerge such as relocating to a new home before kids start school. First time buyers have decided it's worth the risk to buy now and take advantage of the amazing interest rates. It's not a perfect world yet, but we're adapting.

Admittedly, I was somewhat apprehensive pulling the stats together for the June 2020 report on Las Vegas real estate sales. But, after running the numbers, I've got every reason to be optimistic. Although sales haven't reached 2019 heights, sales for both single-family homes and condos have increased since May, and prices are also on the rise. Sellers are getting over 98% of their asking price and homes are selling quicker than ever, after an average of just 38 days on the market.

Now that the summer heat has calmed down and the temperatures are more conducive to shopping for that new home, we're starting to see Las Vegas real estate sales on the rise. 

On hand property inventory is hovering just under 3 months, which may indicate some apprehension about listing. This shouldn't be a concern, the market is full of serious buyers just waiting for that perfect home. Interest rates are very favorable, but slightly on the rise, which means if you're considering a new purchase, the timing is now.

We're also seeing more first-time buyers this Fall. Entry level homes or condos in good condition are selling quickly.

Las Vegas is Trending Toward a Buyer's Market

Overall, this October demonstrated a nice recovery from the slower months in late summer. One big change is apparent; there are definite signs that the Las Vegas real estate scene is trending toward a Buyer's Market. This is pretty big news, considering the lengthy Seller's Market that has sustained itself for the past year. 

Here are some of the indicators that the market is tilting slightly more favorably toward buyers:

  • Months supply of inventory has been on the rise each month, and up 21.7% from October 2017
  • An increase in new listings
  • Number of closed sales decreased -18% since the spring
  • The number of days on market is on the rise, 32 in October and as low as 25 last July

North Las Vegas Growing by Leaps and Bounds

North Las Vegas real estate was once a frontrunner in the housing crisis of ten years ago. Today the community is full of new growth, new construction and increased housing prices. In fact, prices are growing so quickly that many home buyers have been completely priced out of a once affordable market. New developers such as Pardee Homes and Lennar are definitely focusing on the higher end housing market with their exciting new developments in North Las Vegas.

They only average about 37 days on the market before selling. I've recently sold a home in Sun City Summerlin that was only listed 13 days.
