Overview of Price Trends in the 2023 Las Vegas Condo Market
The Las Vegas condo market in the first eight months of 2023 has demonstrated several positive developments. We've seen a gradual, but substantial move towards recovery since January 2023. Here are some noteworthy trends since the beginning of the year:
- Median prices for condos are up 20% (11% higher then August 22)
- Number of closed sales for condos up 60% (4% higher then August 22)
- Number of new listings for condos up 60% (-29% from August 22)
Inventory Levels
With many sellers still sitting on the fence, inventory levels for Las Vegas condos and townhomes remain quite low. Currently there is just under 2 months supply. The availability of condos on the market can sway supply and demand dynamics. Low inventory can drive up prices and also encourage buyers to search options for new construction condos and townhomes.
New Construction Condos
The 2023 new construction condo market in Las Vegas is extremely favorable. Las Vegas has seen a resurgence in real estate development in recent years. Here are some notable sales trends from January to August 2023:
- New construction sales for condos are up 260%!!! (Up 2,600% from August 22)
- Median prices for new condos is up 14% (-38% from August 22). It's good timing to purchase a new Las Vegas condo. New listings are up 207% from last year.
