Why Retire in Las Vegas?

Las Vegas has become increasingly popular as a 55+ retirement destination in the past few years. Lower real estate prices are especially favorable for anyone considering a move from another state. But prices aside, there's plenty of other reasons to retire in Las Vegas:

The weather is ideal, with winter temperatures in the 60-70°F range and summers hitting upwards of 100°F with a dry heat.

Nevada is a tax-friendly state, especially for retirees. You won't be taxed for withdrawls from retirement plans or pensions. Also, you won't be taxed on your retirement income or anything you earn post-retirement. Property taxes are very low and rarely increase.

So much to do! The growing senior populations means more amenities, more active adult communities and more activities geared to the 55 plus age group. Las Vegas already has a huge choice of golf courses, restaurants, theaters and casinos. Now, more and more, we're seeing the developers of retirement communities setting the bar high for recreation facilities and amenities.

For instance, Del Webb at Lake Las Vegas features a gated community, huge clubhouse with fitness center, pools, tennis and pickle ball courts, golf, and an extensive calendar of activities. All of this set around a 320-acre manmade lake. It doesn't get much better than that.

The number of sales for Las Vegas retirement communities have been increasing steadily, as have the list prices. The chart below demonstrates the Average List Price by year since 2019 for homes in Las Vegas 55+communities. Home values have gone from $392,452 in 2019 to $555,960 in 2023 - that's a 42% increase!
