Condo sale at the Waldorf Astoria, Las Vegas

Under Contract in Just 24 Hours

Hundreds of homes and condos show up as sold on the Las Vegas MLS every week. We know that somewhere a client has worked with a real estate agent to buy or sell their desired property. But, we never usually hear the back stories, or the sequence of events that led up to that sale.

This luxury condo at the Waldorf Astoria just went under contract after a mere 24 hours of being listed. However, what appeared as an "instant win" was the culmination of five months of patient market analysis and waiting for the perfect window to strike. Here's the background:

The Property

This incredible luxury condominium at the Waldorf Astoria on the Las Vegas Strip went under contract in just 24 hours. Situated on the 28th floor, this single bedroom, one 1/2 bath condo features over 1,100 square feet of luxurious living space. Five-star amenities such as 24-hour security, personalized concierge service, a resort-style pool with private cabanas, and state-of-the-art fitness center enhance the experience in this elegant upscale property.

The Connection

In this case, although our client found us online and proceeded to connect by registering as a lead on our website. The Waldorf Astoria was on his radar for at least five months. This luxury highrise with its exclusive services and luxury amenities, combined with a perfect location overlooking the Las Vegas Strip, and basically ticked all the boxes he was looking for in a condo lifestyle.

Setting the Wheels in Motion

This is where the "Human Touch" comes into play. When a you employ the services of a realtor, that's what you're getting, a live person with real-life experience to represent your interests. We devised a plan of action that would put him in the best possible position to obtain that dream condo.

First, we discussed his price range and I set my client up to receive regular email notices whenever a property came available that met his criteria.

Next, we toured some units to get a feel for what was available and whether they aligned with his ideas. This legwork was worth the effort, when the ideal unit hit the market, we were ready.

The Defining Moment

Both my client and myself received the email notification that a condo unit in the Waldorf Astoria was soon to be listed, and it was in his price point. With no time to waste, he came out the next day, viewed the residence and proceeded to make an offer.

In spite of our urgency, the seller had already received an offer, but it was below list. We knew that this highrise was priced well, so we came in at list price. All this transpired within 24 hours of this condo hitting the market.

The Result

The offer was accepted. Our research and bidding strategy paid off and now my client has finally found just what he had been searching for. The seller was equally thrilled that their condo sold in a day, and for the asking price. Since being in escrow, the seller has received 5 more offers as back-up.

Sometimes in this slower market, where deals can be found by testing the waters with a low-ball offer, buyers don't always realize when a good deal is staring them in the face. Under-bidding on a property isn't always the best strategy. A property that is smartly priced can easily result in a competitive response from prospective buyers.

I'd like to think that it was the "Human Touch" that finally secured this sale.
