Las Vegas is Trending Toward a Buyers Market





Overall, this October demonstrated a nice recovery from the slower months in late summer. One big change is apparent; there are definite signs that the Las Vegas real estate scene is trending toward a Buyers Market. This is pretty big news, considering the lengthy Sellers Market that has sustained itself for the past year. 


Here are some of the indicators that the market is tilting slightly more favorably toward buyers:




Months supply of inventory has been on the rise each month, and up 21.7 from October 2017


An increase in new listings


Number of closed sales decreased -18 since the spring


The number of days on market is on the rise, 32 in October and as low as 25 last July


The percentage of list price received has decreased slightly from 99.4 in the spring to 98.7


The number of closed sales is down -6.8 from last year


Median home prices, though up considerably from 2017, have dropped slightly from last month




 


Las Vegas Market Stats Up to October 31, 2018


 


Las Vegas Single Family Homes


There were slightly fewer closed sales in October 2018 compared to the previous year. But new listing were up an impressive 22.7.


Median sales prices up 13.5 , continue to increase.


Las Vegas Townhomes amp; Condos


New Listings for townhouses and condos are also on the rise by 18.9. Median sales prices up an even larger 24.4. There is 43 more inventory this year, with more sellers deciding to list their homes.

When you think about all the activities you could possibly do in Las Vegas, spending a day at a ski resort, isnt the first thing that comes to mind. Imagine lounging poolside at one of the Strip hotels, and then in under an hours drive youre skiing or snowboarding down a double diamond hill in Lee Canyon. Alas, thats Vegas in all its diversity.


With an average annual snowfall of 161 inches and over 300 days of sunshine, these arent the worst conditions you could pick for a ski resort. Lee Canyon is located in the Humboldt-Toiyabe National Forest and opens early December to April for the winter season. 


Lee Canyon is perfect for all ages, and makes a great family outing. Just bundle up the kids up and head over for an afternoon of fun in the snow. Its really the ideal getaway for anyone seeking a snow fix in the desert.

Lessons


The Mountaineers amp; Freeriders programs offer multi-week sessions that include a season pass and caters to ages 3-6. This offer is a great way to instill a love for the sport at an early age, but in a safe and supervised environment. All age private and group lessons, and a Snow Kids program are also available. For those who are more serious, a Race Development program is in place from youth to 19+.


Not big on skiing or snowboarding, theres something for everyone at Lee Canyon.


Snow Tubing


Hop in a tube and whip down the snow lanes to your hearts content. When you get to the bottom, theres no long climb back up to the top, the handle tow is waiting to pull you back up. The only restriction, riders must be at least 36 inches tall.





The Foxtail Winter Snowplay


All ages will have fun in this area set aside for good old fashioned, hillside snow-play. Grab a sled, tear down the hill and warm up afterwards with a hot cocoa.


Snowshoeing


Bring your own snowshoes, or rent them and hike the trails located at the Old Mill Picnic Area.


Off Season


During the summer, Lee Canyon transforms into a mountain playground. The chairlift keeps running, providing stunning views of the Canyon and surrounding area. Go hiking or mountain biking on the Bristlecone Loop Trail, play Disc Golf at the highest course in Vegas, or try your hand at the Archery Arena. You can also hone your snowboarding skills at the OneWheel Experience. Put on some protective gear and take a guided tour through the skills course. A must for any boardsport aficionado.


Worked Up an Appetite?


Bristlecone Bar and Bighorn Grill are both located in the main lodge for an early breakfast, or a cold brew after a day on the slopes.
